Karma Kapadia
Asset Management Analyst
Karma Kapadia is Asset Management Analyst at Montford Group, a Chartered Accountant with five years of experience delivering asset management, financial modeling, and FP&A support across a commercial real estate portfolio. His work is grounded in a strong foundation of statutory audit and IFRS and U.S. GAAP financial reporting, bringing that same rigor to portfolio and lender/investor reporting.
In his role, Kapadia is responsible for asset management and financial modeling across the firm’s 3,180-key portfolio—including monthly variance reporting and portfolio performance analysis of occupancy, ADR, RevPAR, and NOI at the property and portfolio level, building and maintaining asset management models, scenario, refinance, and hold-sell analysis, loan covenant tracking and compliance testing across all properties, and monthly and quarterly lender and investor reporting. His core expertise spans real estate asset management, financial modeling—including refinance, scenario, and DCF models—FP&A and variance reporting, loan covenant compliance (DSCR, debt yield) and lender reporting, investor and fund reporting for JV and private equity fund partners, and process automation. He partners closely with the portfolio’s integrated hotel management companies, including its Marriott- and Hilton-flagged properties.
Kapadia has built asset management models covering 18 assets within a portfolio of more than $1 billion, and built and maintained loan covenant trackers across those 18 properties. He developed a refinance model supporting a $50 million refinance on a $75 million, three-property portfolio, improving the interest rate from SOFR+4.4% to SOFR+3% and the debt yield covenant from 11–12% to 10%, reconciled $36 million in investor equity across three properties to achieve an 11.5% IRR and 1.67x MOIC, and drove a 4% increase in portfolio NOI.
Prior to joining Montford Group in December 2025, Kapadia spent nearly two years at Qualitas LLP as a Financial Executive focused on FP&A, reporting, and modeling, where he engineered a DCF valuation model that helped a client secure $1 million above the initial quoted acquisition price—work that laid the foundation for his current FP&A and financial modeling focus. He began his career with a three-year audit articleship at G.K. Choksi & Co. in Ahmedabad, India, across a diversified conglomerate spanning logistics, manpower, real estate, and infrastructure, building the accounting rigor and reporting discipline that underpins his asset management and FP&A work today.
Kapadia is a Chartered Accountant (ICAI, 2025) and a member of the Institute of Chartered Accountants of India. Outside of work, he enjoys spending time with family, playing sports, reading, and visiting scenic destinations.
